‘Managing’ to Stay on Top
Setting the Benchmark for Multi-Family Management in Southern California
In a cyclical real estate market shaped by economic shifts and regulatory change, Advanced Management Company (AMC) continues to prove that long-term success is built not only on operational expertise but on trust, transparency, and human connection.
AMC also firmly believes that strong leadership and disciplined management are essential in Southern California’s competitive multi-family housing market. The company has built its continued success by combining operational excellence with a people-first culture that enhances the apartment living experience, cultivating and growing relationships along the management route.
Founded in the early 1980s, the Irvine-based company has steadily expanded its footprint while maintaining a clear focus on professional property management. Today, the firm manages approximately 12,000 apartment units across Southern California, supported by an experienced team and an operational philosophy that emphasizes service, innovation, and long-term stewardship.
AMC’s success is driven by a management approach that combines hands-on leadership with forward-thinking systems. By investing in employee development, cultivating trusted vendor partnerships, embracing technology, and maintaining rigorous standards for safety and compliance, the company continues to refine what modern multi-family management looks like in Southern California.
A Legacy of Hands-On Management
Danielle McCarthy, President of AMC, explains, “Our company was founded in the early 1980s by my father, Frank Holloway, and Rick Julian. They believed apartments in Southern California represented a stable opportunity, and they saw a niche to be filled in the industry that would broaden services offered at that time.”
From the outset, the founders recognized that property management would be central to long-term success. Their vision was to combine ownership with professional operational oversight, ensuring each community would be managed consistently, with attention to detail, and with a commitment to resident satisfaction.
Over the decades, that philosophy has remained focal to the company’s evolution. As the portfolio expanded, so did the management infrastructure needed to support it. One milestone that significantly strengthened the company’s operational capabilities was the creation of an affiliated construction company.
“We found ourselves renovating properties regularly and waiting on outside suppliers or contractors for materials and timelines,” McCarthy explains. “We decided to launch our own construction company.”

Today, the construction division, R³ Construction Services, operates as a dedicated partner supporting property improvements across the portfolio. The team handles everything from interior renovations to roofing, landscaping, and amenity upgrades, ensuring that properties are maintained to high standards.
Another example of operational innovation is the company’s vertical parking solutions, designed to address the unique parking challenges common in older Southern California apartment communities.
People-First Culture
While operational systems are essential, leadership at AMC consistently emphasizes that people are the foundation of our success.”
The company has been recognized repeatedly for its workplace culture, including being named a Top Workplace by the Orange County Register for ten years and earning recognition as a USA Today Top Workplace.
For McCarthy, those accolades represent something deeper than industry recognition.
“Some of our proudest accomplishments are those workplace awards,” McCarthy says. “Our team members are everything to us. When you have happy people delivering great service, our residents, referred to as VIPs, are happy as well. It creates an ecosystem where everyone benefits.”
That philosophy drives the company’s investment in employee well-being and professional development. AMC operates a 50,000-square-foot training and operations facility in Irvine that includes a full university for training designed to support staff growth and career development.
“We look for people who are motivated, independent thinkers who care about what they do,” McCarthy explains. “They may not know every detail of the industry when they start, but we can teach those skills.”
Training is a major component of that process. The company delivers thousands of hours of internal training annually, equipping team members with the knowledge needed to navigate the legal, operational, and customer-service aspects of apartment management.

Employee engagement initiatives also play a role in building the company’s strong internal culture. From wellness events and recognition programs to team celebrations, the company aims to ensure employees feel supported and appreciated.
McCarthy highlights the company’s annual Tribute Awards as an example of this approach.
“We host a black-tie awards event every year with multiple categories recognizing outstanding performance,” she says. “It is a celebration of the people who make our communities successful.”
Women In Leadership
As a second-generation leader, McCarthy represents a new era in a historically male-dominated sector.
“We bring organization, communication, and empathy,” she says. “We can see the big picture and also execute on the details.”
Yet she emphasizes that empathy does not replace accountability.
“We are results-driven. There is no compromise on performance. We are competitive, we have high expectations, and we push for excellence.”
Amy Fylling, Director of Property Operations, echoes this sentiment, pointing to leadership rooted in humility and purpose.
“We stay connected with our teams and our VIPs,” she says. “Every decision is relationship-based, but it is also strategic.”
Creating Opportunities for Growth and Wellbeing
Employee development at AMC goes far beyond basic training programs. The company’s leadership views professional growth and personal well-being as essential components of operational success.
One initiative that illustrates this philosophy is the company’s annual health and wellness expo, which encourages employees to prioritize their health.
“Our founder realized that even though employees had time off for medical appointments, many weren’t actually going to the doctor,” McCarthy explains. “We decided to bring healthcare resources directly to them.”
During the annual wellness event, medical providers conduct health screenings, while staff members participate in activities such as yoga sessions, massages, and educational programs focused on healthy living.
In addition, the company actively encourages employees to participate in industry conferences and educational opportunities. Each year, staff members attend national apartment industry events to learn from peers, explore emerging trends, and bring new ideas back to the organization.

Working with Trusted Partners
In property management, reliable vendor relationships are critical for maintaining consistent service levels across multiple communities. AMC places significant emphasis on building long-term partnerships with trusted service providers.
McCarthy emphasizes that these relationships are rooted in mutual respect and reliability.
“It is all relationship-based,” McCarthy states. “If you are going to have a legacy, it should be about how you showed up for your team, your residents, and your investors and vendors.”
“We are in it for the long haul,” she says. “When you treat partners the way you would want to be treated, they respond with high-quality service.”
Fylling adds that trust and consistency are essential components of those partnerships. “Our vendor relationships are rooted in value, trust, safety, and consistency,” Fylling explains. “We want those relationships to last for the long term, just like our relationships with residents.”
Digital Innovation
As the property management industry continues to adopt new technologies, AMC has carefully integrated digital tools that enhance operational efficiency without compromising service.
One major technological advancement for the company was its transition to the AppFolio property management platform.
“That transition was strategic and required a lot of work, but it has significantly improved how we operate,” McCarthy says.
The platform enables the management team to streamline communication, improve data access, and deliver faster responses to residents and property teams.
In addition to management software, the company utilizes mobile tools such as GoCanvas to streamline operational processes. Incident reporting, maintenance updates, and other field activities can now be submitted digitally, ensuring that leadership teams receive immediate notifications when issues occur.
“These systems allow us to respond quickly and make informed decisions,” McCarthy explains. “They provide the transparency and reliability that our operations require.”
Allowing for technology innovation remains important as the company continues to evolve, but as McCarthy aptly points out, “We do not jump at every new trend,” McCarthy notes. “We are diligent. Has it proven itself? Does it truly add value? That is how we evaluate every investment.”
Industry Leadership Through Regulation and Safety
Operating multi-family communities in California requires careful attention to evolving safety standards and regulatory requirements. AMC addresses these challenges through ongoing training and proactive industry involvement.
“We are always focused on compliance and staying ahead of regulatory changes,” McCarthy says.
Fylling plays a particularly active role in this area. As Chair of the Legislative Committee for the California Rental Housing Association, she regularly works with policymakers and industry leaders to address issues affecting apartment communities.
“There are many regulations that impact how we operate,” Fylling says. “Being involved in legislative discussions allows us to represent the realities of apartment operations and advocate for balanced solutions.”

This level of engagement helps ensure that the company remains informed about emerging policies while maintaining strong compliance standards across its communities.
Leading from the Field
Growth has never changed the leadership philosophy at AMC, which places a strong emphasis on visibility and accessibility. McCarthy explains that senior leadership remains actively involved with property teams across the region.
“Our properties are all located within a one-hundred-mile radius of our Irvine headquarters,” she says. “That allows us to stay connected and physically present at our communities.”
That hands-on leadership approach reflects the values established by the company’s founders. McCarthy shares a story that illustrates the culture her father built within the organization.
“Every Wednesday, my dad visits properties in the field,” she says. “He shows up with a cooler full of popsicles and ice cream for the teams. It sounds simple, but it means a lot to people. It reminds them that leadership knows them and appreciates their work.” “He knows people by name. That level of connection is part of our DNA.”

Fylling adds that this connection between leadership and staff helps strengthen trust across the organization.
“The leadership team stays connected with our employees and our residents,” Fylling says. “That connection influences how decisions are made and how we move forward as a company.”
Looking Ahead with Integrity and Purpose
Looking ahead, AMC continues to refine its management practices while maintaining the core values that have guided the organization for more than four decades.
“Our mission moving forward is to be the most trusted team in apartment living,” McCarthy says. “That trust must exist with our employees, our residents, and everyone connected to our communities.”
For McCarthy, trust begins with integrity and consistent performance.
“Doing the right thing when no one is watching defines who we are as an organization,” she adds.
The company’s future priorities focus on strengthening operational systems, investing in people, including our valued partners and investors, and maintaining high standards for property management across Southern California.
“We are focused on people, technology, and the continued improvement of our communities,” McCarthy says. “When those three elements come together, it creates an ecosystem where everyone can thrive.”
